Recommended Action

  Proposed Motion:

CPC DP 17-00100
Approve the proposed development plan with a building envelope warrant based on the findings that the warrant criteria found in section 5.4 of the Form-Based Code will be substantially met once the following modifications are made:

Technical modifications to the development plan:
1.
                     Add the file number to the bottom right-hand corner of each plan sheet.
2.
                     Correct the plan to list both the existing and proposed legal descriptions for the site.
3.
                     Gain CSU approval of a waste water master facility form and HGL request form.
4.
                     Clarify on the cover sheet where existing curb and gutter is to remain.
5.
                     Clarify the sidewalk dimensions on the grading sheet.
6.
                     Finalize City Stormwater’s acceptance of the drainage report.
7.
                     Clarify the property boundaries on the plan and ensure that the existing and future building footprints correspond correctly to the lot lines and dimensions for the So-Do Filing No. 3 plat.
