Summary: This item is an automatic postponement of a public hearing regarding an appeal of the Planning Commission's action taken on March 20, 2014 that upheld the administrative approval of the Cumbre Vista Development Plan 2013 Amendment. The property is located between Cowpoke Road and Sorpresa Lane, east of Tutt Boulevard and consists of 113 acres.

The City Clerk scheduled the item for the April 22, 2014 City Council meeting in accordance with City Code requirements. The appellant has requested that the item be postponed until the May 13, 2014 City Council meeting. Per Section 7.5.906.B.3, City Council is required to grant that request.

Background: An appeal request was filed in response to Planning Commission's denial of the the appeal, thereby affirming the administrative approval of the Cumbre Vista Development Plan 2013 Amendment. This amendment allows for a change in the phasing sequence, street and lot layouts, an extension of the proposed City street, De Anza Peak Trail to Sorpresa Lane, and a reduction in the number of lots.

The appellant has requested the postponement.

Stakeholder Process: The standard City notification process for the internal review included posting the property with a notice poster and mailing postcards to approximately 94 property owners within 500 feet of the project area.

The same posting and notification process was utilized prior to the CPC public hearing.
