Recommended Action

1.                     Motion to Approve

Recommend approval to City Council of the Major Modification to the Lowell Neighborhood Land Use Plan, based upon the findings that the request complies with the criteria for a Land Use Plan set forth in City Code Section 7.5.514 and 7.5.516 with the following conditions:

 

1)                     The Land Use Statement is revised to set maximum building height at 65 feet and not more than six (6) stories.

2)                     All references to Lodging use type and standards and requirements related to lodging are removed from the Land Use Statement.

3)                     The Parking Reduction Factors in the Land Use Statement are revised for only “Residential and Retail” and “Residential and Office/Service”.

4)                     The Height Bonus table is deleted from the Land Use Statement.

5)                     The Lowell Neighborhood Urban and Architectural Design Guideline Regulations shall be made as an exhibit to the Land Use Statement.

 

 

2.                     Motion to Deny

Recommend denial to City Council of the Major Modification to the Lowell Neighborhood Land Use Plan Major Modification, based upon the findings that the request does not comply with the criteria for a Land Use Plan set forth in City Code Section 7.5.514 and 7.5.516.
