Body

The Unified Development Code (UDC) requires a study of the land value for one acre of unplatted, undeveloped land Citywide and in each of the Geographic Service areas for the purpose of determining park fees in lieu of land dedication once every four years. 

 

Upon review of the completed appraisal, hypothetical values for land suitable for Neighborhood and Community parks have increased from the previous appraisal which set the current fee schedule. The park fees in lieu of land dedication are determined based upon the obligated dedication acreage per unit and the value of land per acre. The proposed fee rates are primarily a result of increased land valuation, though the slight spread of changes of land dedication required, as detailed in CODE-24-0003, are also reflected in the units per structure type. Additional fees related to platting are still to be due in addition to the base park fee rates, as applied with the current Fee Schedule.

1.                     Motion to Approve

Recommend approval to City Council the Resolution amending the fee schedule for fees in lieu of park land dedication associated with the Park Land Dedication requirements of City Code.

 

2.                     Motion to Deny

Recommend denial to City Council the Resolution amending the fee schedule for fees in lieu of park land dedication associated with the Park Land Dedication requirements of City Code.
